The Title Security Group
Title & closing companies · San Juan, PR
Title searches, title insurance, closing and escrow agents.
This category lists title and closing companies in Puerto Rico: firms that study a property's history at the Property Registry, issue or broker title insurance, and act as closing or escrow agents when you buy real estate. If you are buying a home as part of an Act 60 plan or investing in property, the title search is what tells you whether the seller can transfer the property free of liens and other surprises.
Ownership, mortgages and liens on real estate are recorded in the Puerto Rico Property Registry (Registro de la Propiedad), part of the Department of Justice. It has 29 sections covering the island, and its Karibe system has offered online services since 2016. The deed of sale is signed before a notary, who in Puerto Rico must be an attorney, so a purchase usually involves the title company, the notary and, if there is a mortgage, the lender.
Title insurance is regulated by the Office of the Commissioner of Insurance (OCS), which licenses title insurance producers and agencies (OCS licenses). Licenses can be looked up in the NAIC lookup for Puerto Rico. When we checked a company's license, the listing's verification note says so; otherwise, ask for the license before you hire.
Before hiring, ask which title insurers they work with, what the search covers (Property Registry, liens, property-tax debt with CRIM), the total fee and who pays it, and how they hold funds in escrow until closing. Browse every provider in the directory filtered to title companies, and see the moving checklist for the rest of the steps.
